Options:

Pay attention to these nuances:

  • The value of the objects indicated in the bills of sale (Escritura) must be at least 500,000 € in total
  • The date of acquisition is strictly not earlier than September 28, 2013, when Law 14/2013 entered into force
  • It is allowed to have several objects for a total amount of 500 thousand euros, but this cannot be a share in a property, even if it is more expensive than 500,000 €
  • An object may be jointly owned by the spouses, but if each is allocated a share in the object, the investor’s residence permit can no longer be issued
  • The presence of the seller’s mortgage that has not been withdrawn or buying in a mortgage are possible obstacles to obtaining an investor’s residence permit
  • The cost of building your own property will not be considered as an investment, but it is possible to purchase a property under construction with a staged payment

Risks when applying for an investor residence permit

  • The risk of misinvesting money. For example, investing 500,000+ euros in an object that does not comply with the Laws
  • The risk of not taking into account the nuances of obtaining a Golden Visa and not getting a residence permit for those family members with whom you would like  move.

The duration of the investor’s residence permit depends on the place of registration

You can immediately get an investor’s residence permit in Spain itself for a period of 2 years and the possibility of extending for 5 years. Or you can first get an investor’s “Golden Visa” at the Spanish consulate in your country for a period of 1 year, and then in Spain get Investor’s residence permit for a period of 2 years and the possibility of extension for 5 years.

The cost of preparation, submission of documents for registration of the Golden Visa residence for an investor is 2500 €, and for a family member 1250  €.
